Sullivan County NY is in full swing with recreational activity and prospective buyers are beginning to test the marketpost-government tax exemption days. (except for Military folks, which the tax break is extended for a year.) Within the Town of Bethel alone there is approximately 170 residential listings available from a catalog of expansive lakefronts to high end Chapin Estates properties to reasonable seasonal escapes. Inventory is very high and getting higher every day. Prices are coming down and some listings are screaming "I want to Sell" or "Make an offer" or "Motivated Seller". Bank Mortgages are harder to get so, some sellers are now offering terms, if they are in the position to do so. Mix it all together and you get December 26 for home buyers lasting the whole summer and maybe into the fall.
As all super sales go, the best of the bunch will go the fastest. Over priced homes will be soundly over looked and bargains jump right of the page and move to the head of the line. "Hot Listings" for a hot summer. Let's go out and shop and have some fun.
